Lagos Clamps Down on Illegal Estate Development

The Lagos State Government has launched a crackdown on unauthorized estate developments in Epe corridor of the state.

Under the directive of the State Executive Council, Dr. Oluyinka Olumide, the Commissioner for Physical Planning and Urban Development, led a special joint operation to the area. Errant estate developers were served notices and urged to approach the relevant authorities to regularize their documentation.

Dr. Olumide emphasised that developers must not commence estate construction without securing layout approval, Planning Permit, and Fencing Permit as mandated. These prerequisites are essential for ensuring an organized, habitable, and sustainable built environment.

Layout approval is crucial for structuring estates to accommodate necessary services and infrastructure, whereas the planning permit addresses plot-specific planning requirements within the estate.

He cautioned potential property buyers against investing in unapproved estates to avoid potential inconvenience from government agencies or the risk of losing their investments to demolition. Several estates in the region, especially those encroaching on allocated lands, may not meet the necessary approval standards.

To prevent complications, developers and estate investors were advised to utilize the Planning Information service provided by the Ministry of Physical Planning and Urban Development. This resource offers comprehensive details on allowable development, zoning specifics, and height regulations for different locations.

Engr. Oluwole Sotire, the Permanent Secretary at the Office of Physical Planning, assured developers of the department’s readiness to assist them through the compliance process and stressed the importance of obtaining all essential approvals before commencing projects.

Tpl. Kehinde Oshinaike, the General Manager of the Lagos State Physical Planning Permit Authority (LASPPPA), encouraged property owners and developers to take advantage of the 90-day Amnesty period for Planning Permits on completed buildings. This initiative allows for the regularization of existing structures by obtaining the necessary permits.

Locations covered during the operation included Alaro City, Okorisan, Igbodu, Molajoye, Shaala, Ketu, and Epe. Notices were issued to estate developments such as Patriot Bay Estate, Smart City Estate, The Legend, Hilton Royal Garden, Greenland Estate, Legacy City, Isinmi Lagos, Dominion City, Topview Estate, Ibi Alafia, and others.
